What goes wrong with patios and walkways in Maine?
Freeze and thaw is the main enemy. Water gets into a weak base, freezes, expands and pushes the surface up. When it thaws the surface drops unevenly. That is why base depth, stone choice and drainage matter more here than in warmer places.
Other common problems include:
- Snow and ice. Plows, shovels and de-icing salt can wear and stain surfaces. Some products and sealers handle salt better than others.
- Ledge. Granite close to the surface can limit how deep you can dig and may need a different approach.
- Poor drainage. Water pooling against a patio or foundation causes damage over time.
- Tree roots. Large roots can lift edges in older neighborhoods.
Fixing a failed patio often means taking it up and rebuilding the base, so it pays to do it right the first time.
